We prepare your eviction notice for just $199 and send it to you for e-signature. For $249, we’ll have it served by a registered process server. Notices are tailored to comply with California and local laws.

File the Unlawful Detainer
If the tenant does not comply with the notice, we’ll prepare and file your eviction case with the court for a flat fee of $1499 (plus required court filing fees). We handle everything—so you don’t have to.

Default Judgment or Court Hearing
If uncontested, we’ll request a default judgment and schedule the lockout. If contested, we can help you with representation at a discounted rate. We can either refer you to a local attorney or have an invested share party representative handle the trial.

Step 4: Lockout & Property Recovery
We’ll file your writ of possession and coordinate with the sheriff’s office. Optional full lockout services available, including meeting the sheriff and changing the locks.
